BOS for Construction & Real Estate

Every project’s numbers,
up to date.

Catch a project’s overrun while it can still be fixed, get every progress certificate invoiced and collected on time, and stop tracking each project’s cash in a separate spreadsheet.

The project budget lives in a spreadsheet only its author understands. Progress certificates are invoiced late, supplier and subcontractor payments are made from memory, and the overrun shows up when the project is already halfway done.
What changes in practice
Overrun detected: after 6 months
same week
with costs charged to the project as they come in
Certificate to invoice: 9 days
2 days
with the certificate turned into an invoice with its withholdings
Cash flow per project: a spreadsheet
13 weeks
with the curve split by project, certificates and contractors

How it rolls out

A roadmap for your company.

You don’t need to migrate everything on day one. This is how most companies in the industry move forward once they start with BOS.

PHASE 1 · GET ORGANIZED

Budget vs. actual, per project.

Every project with its budget loaded, costs charged where they belong and the overrun visible as the work progresses.

PHASE 2 · CERTIFY AND PAY

Certify and pay on time.

Certificates that turn into invoices with withholdings and retainage, purchase orders by trade, what the client owes you and what you owe each supplier or subcontractor, with due dates.

PHASE 3 · AURORA TAKES THE LEAD

It sees the problem coming.

Aurora warns you when a project goes off budget, follows up on unpaid certificates and flags supplier and subcontractor due dates against projected cash.

The full picture

From the project budget
to the last certificate collected.

Whether you’re a builder, contractor, subcontractor or developer: budget vs. actual, certificates, purchasing per project and billing the client, all in the same system. And if you sell units, also inquiries, reservations, installment and foreign-currency payment plans, and the status of every sales contract.

The overrun, while the work progresses

Every project with its budget, its costs logged and the overrun visible as the work moves forward — not six months later.

Certificates invoiced on time

Progress certificates that turn into invoices, with withholdings and retainage accounted for, and what each client owes you in view.

Contractors and suppliers, up to date

Purchase orders by trade with comparable supplier quotes, and what’s owed to each contractor and supplier, with due dates.

If you sell units, no inquiry left unanswered

Inquiries and reservations by development and unit, with an owner and an age: the one stalled for days stands out on its own.

Installments that don’t slip away

Sales contracts in pesos or dollars; installments build the month-by-month collection calendar and feed the cash projection.

What comes in and goes out of each project

The 13-week curve splits out each project: what comes in from certificates and installments, what goes out to contractors and materials.

Materials at today’s cost

Materials stock at current cost; update a price and new quotes use it right away.

Warranty claims with an owner

Warranty claims by project or delivered unit, with history and an owner — after-sales stops being a lost email.

Aurora on site

“How much have we certified on North Tower and how much is left to collect?”, “how much do we owe the concrete supplier and when is it due?” — instant answers and actions.

After-sales and loyalty

The project is handed over.
The relationship begins.

A satisfied client calls you again for the next project; a happy buyer comes back for the next development or recommends you. That comes from organized after-sales, not luck.

After-sales for projects and units

Warranty claims by project or delivered unit, with history, owner and deadline — no longer a lost email.

Referrals and repeat business

History by client, buyer and project: who comes back and who referred whom.

The relationship after handover

Post-handover messages and surveys from Conversa, with the reply saved on the client record.

Technical capabilities

The foundations that protect
your company’s data.

1

Each company’s data is kept separate from every other account in the database itself, not just on screen. If something fails, access closes — it doesn’t open.

2

Role-based permissions, enforced at four points, from the screen to the database: each person sees and does only what’s theirs to do. Payroll and billing are stored separately, with stricter access.

3

Sign in with your Microsoft or Google account, with two-step verification, and every session is protected and renewed securely.

4

Infrastructure on Supabase (SOC 2 Type 2, encryption at rest, backups with point-in-time recovery) and Vercel (ISO 27001:2022, SOC 2 Type II, DDoS/WAF mitigation) — certifications held by our infrastructure providers, not by BOS as a product.

5

Each project or trust kept separate, with its own accounting and each currency on its own, plus the consolidated view for management.

6

Connects with the systems you already use through a public API and signed automatic notifications (webhooks): it doesn’t force you to replace them — it runs the business around them.

No strings attached

Use what works for you. Nothing more.

Every module is customizable, and its features can be used partly or fully: none of them is mandatory. You can use BOS just as a task planner and leave the rest alone — it stays available, included in the same subscription, for the day you need it.

Frequently asked questions

What people always ask.

Does it work for builders, contractors and developers?
Yes. A project with its budget, certificates, purchasing and client billing works the same for a builder as for a contractor or subcontractor; if you also develop, you add inquiries by unit, reservations and payment plans.
Does it handle withholdings and retainage?
Yes. The certificate becomes an invoice with its withholdings and retainage accounted for, and it’s reflected in the contractor’s account.
Can I run each project or trust separately?
Yes: multi-company with separate accounting per project or trust, and a consolidated view for management.
If I sell units, can the sales contracts be in dollars?
Yes: payment plans accept pesos or dollars, each currency on its own, and installments feed the cash projection.
How long does implementation take?
Most start with a project already underway (Phase 1) and add certificates, purchasing and Aurora later.
